Is your home a For Sale By Owner?

Here a few reasons you may want to rethink the for sale by owner.

  1. Most homes don’t just sell themselves. The typical seller finds that their home requires the right buyer. It is important to have a specific marketing plan so that your perfect buyer will see your home.
  2. Most home buyers will find their future home on the internet. Often times a for sale by owner listing is placed only on sites such as, Zillow, Craigslist or A lot of real estate professionals won’t even show a for sale by owner Listing, which could cause your buyer to pass by.
  3. Statistics show that having a REALTOR is the best source of advertising that you can have. Most REALTORS have an extensive network of buyers and other agents that will create ALOT of great exposure for your listing.
  4. You may be able to make MORE money using a REALTOR. Remember that a REALTOR can be one your best resources for pricing your home. When determining how to price your home, we often use several different methods including calculating the neighborhoods comparables. Unless you have access to MLS as a for sale by owner you could be at a disadvantage. I come across a lot of for sale by owner clients that simply used the Zillow "Zestimate" to determine how to price their home. Here in Miami and South Florida, the Zestimate can sometimes be thousands of dollars off from what your home is actually worth. The real estate market here is NOT a static market, meaning that your valuation could change as the sale prices and demand in your area change. My best advice is to give a REALTOR the opportunity to provide you with a listing presentation before making your final decision to take the market on by yourself.

Based on my past experience dealing with former for sale by owner clients, the number one biggest mistake that most of them will say that they made was trusting the buyer and being unclear of how the process works to ensure that the deal closes. Most of them will tell you that they went under contract and waited a lengthy period of time to find out that the buyer was never really qualified to purchase their home.
